Completing the Ontario Residential Property Application form is an important step in the rental process. This form gathers essential information that landlords need to evaluate potential tenants. Below are the steps to help you fill out the application accurately.
The Ontario Residential Property Application form is used by prospective tenants to apply for rental properties. It collects essential information about the tenant, their rental history, income sources, and other relevant details that landlords need to assess the application. This form helps streamline the rental process and ensures that both parties have clear expectations.
The application requires several key pieces of information:
If your application is accepted, the deposit you paid will be applied to your first month's rent. Before receiving the keys to the rental unit, you will be required to pay the full amount of the first and last month's rent. This deposit indicates your serious intent to rent the property.
If your application is not accepted, your deposit will be refunded in full. However, the landlord is not obligated to provide reasons for the denial of your application. It is important to ensure that all information provided is accurate to avoid complications.
By signing the application, you give the landlord or their representative permission to conduct background checks. This includes checking your credit history, rental history, and references. This information helps the landlord assess your ability to pay rent and maintain the rental unit.
If you decide to withdraw your application after submission, it is important to note that any deposit paid will not be refunded. The landlord may use this deposit to cover costs associated with finding a new tenant, including re-advertisement and administrative fees.
Filling out the Ontario Residential Property Application form can be straightforward, but many applicants make common mistakes that can hinder their chances of approval. One frequent error is failing to provide complete information about their current and previous addresses. This section is crucial for landlords to assess rental history. Missing details can raise red flags, suggesting that the applicant may have something to hide. Always double-check that all fields are filled out accurately.
Another mistake often seen is neglecting to include all sources of income. Applicants sometimes list only their primary job, overlooking additional income streams like part-time work, freelance projects, or government benefits. This omission can lead to an incomplete picture of financial stability. Landlords want to see that you have enough income to cover rent, so be thorough in this section.
Many applicants also forget to disclose relevant banking information. This includes providing the correct bank branch and account numbers. Some may think this information is unnecessary or too personal, but it helps landlords verify financial responsibility. Not including this information can lead to delays or even rejection of the application.
Finally, a significant mistake is not understanding the implications of the deposit. Some applicants may think that paying a deposit guarantees them the rental unit. However, the application clearly states that the landlord has the discretion to approve or deny the application. If the application is denied, the deposit is refunded, but if the applicant withdraws, they may lose their deposit. It’s essential to read and understand these terms fully before submitting the application.

When filling out the Ontario Residential Property Application form, it’s important to be thorough and accurate. Here are five things you should and shouldn’t do:
Many believe that submitting the Ontario Residential Property Application form guarantees they will secure the rental property. In reality, this form is only an application. A lease agreement is separate and depends on the landlord's discretion.
Some applicants think that any deposit paid is fully refundable. However, if the application is accepted and the applicant later withdraws, the deposit may be used for costs related to re-advertising and other expenses.
There is a common belief that landlords must disclose why an application was rejected. In fact, landlords are not obligated to provide reasons for refusal.
Some applicants underestimate the amount of personal information needed on the form. It requires details like Social Insurance Numbers, banking information, and references, which are essential for background checks.
Many assume that utilities are included in the rent. The application form clearly states that applicants must specify which utilities are included, and this can vary by property.
While filling out the application may seem simple, the overall process can take time. Background checks and landlord decisions can delay the final approval.
Some applicants think they can submit the application without viewing the property. However, the form requires confirmation that the applicant has inspected the rental unit and finds it acceptable.
Filling out the Ontario Residential Property Application form can seem daunting, but understanding its key components can simplify the process. Here are some essential takeaways to keep in mind:
